Buying a home in Miami entails choosing the right neighborhood for you and if you have already chosen the Miami Beach neighborhood you like, you should start evaluating the homes that are available there.
Evaluating a home can be easy but sometimes, there are things that are usually overlooked by homebuyers which result to discoveries of problems within the house after the buying transaction and negotiations have already been closed.
As a homebuyer, in order for you to avoid ending up with a house you do not really want after all, a proper hands on evaluation of the house should be well conducted with the help of your real estate agent. This way, you would be able to see all the problem areas of the house that should be dealt with while negotiations are still going on. Here are some of the things that you should know when evaluating a potential house for you and your family.
Curb Appeal
First and foremost, when you drive up to a house, ask yourself, is it appealing enough for you? Of course, houses that do not make a good first impression are not qualified for a second look.
Usually, houses that make a good first impression on their buyers are those that have beautiful landscaping and repainted roofs. However, take note that houses having these curb appeals do not really mean that they have a beautiful interior so you need to do a more detailed observation of the house for a better view of its entirety.
The Inside
When checking out the interior of the house, your first stop should be in the kitchen area. Check out the sink and turn on the faucets then test how long it will take before the hot water arrives. Take a look at the appliances too that the old homeowner will leave with the house. See how old they are and how clean.
The cabinets should also be in good condition and should have plenty of depth. Check the material that makes up the countertops and look for any damages especially at the corners or edges. Check the material of the floor as well, whether it is made up of tile or vinyl and observe any breaks or uneven sections that need to be repaired. Finally, look under the sinks for possible signs of leakage or water damage.
Next stop are the bathrooms. Try flushing out the toilets and have a hot water test again. Check out the floors for any signs of water damage and look at the shower tiles for missing grout or mildew as well as cracks that are common in resale homes.
Next are the bedrooms. Try to imagine the furniture that you will be placing in this area and if it will look good on the design and structure of the room. Check out the ceiling heights and make notes on its measurements so that when you will look for furniture and fixtures, you will have a good idea of the measurements.
Also, closet size is an important factor in determining whether or not you will buy a particular home. Modern homes are constructed with walk-in closets so there is no problem with that however, for older homes, a greater number of closets should compensate for the lack of walk-ins.
Finally, check out for wall cracks especially those that join to the ceiling. Wall cracks are a good indication that the foundation of the house is not good.
